Opportunity description

The subject of the tender procedure is a set of movable and immovable assets forming a former recreational and sports complex Nová Amerika Golf Resort with extensive plots of 143 ha. The complex consists of an operational, restaurant and accommodation building with technical facilities. The mentioned buildings were partly reconstructed from the original farm house from the 17th century. The total usable area of ​​all buildings is 7.218 m2.

The recreational and sports complex includes three nine-hole courses, irrigation facilities, outdoor lighting, transformer stations, landscaping and park landscaping, fencing with an entrance gate, utilities connections, WWTP, paved area and driveways, two drilled wells and a heliport. The whole area, including the golf course, is closed for a long time and out of service.

The show jumping hall building with brick outbuildings and technical facilities for stabling and horse breeding is a one-nave hall, to which the stable building with a technical annex is attached. To the eastern gable of the hall adjoins a wooden outbuilding for the technique garage. Outside the stables there is a bar, three bathrooms and a spectator stand with wooden benches. The total built-up area of ​​the single-storey building is 4,750.77 m2. Total usable area 4,038.2 m2.

Hotel building No. 1 is a four-storey building with hotel rooms and accessories. The northern gable is added to the extension of the riding hall and is located on the right side of the entrance gate to the complex. The building belongs to the original buildings. On the first floor there is a boiler room, on the first floor there is a reception, office of the employees of the resort and hotel rooms, on the second floor there are other hotel rooms. The total built-up area is 348.49 m2. The total usable area is 687.7 m2.

Hotel building No. 2 is a detached three-storey basement building serving as a restaurant. The building is located to the left of the entrance gate. The 1st floor features a wine cellar, games room, restaurant and south terrace. On the first floor is a restaurant, kitchen, bar, bathroom, golf club, technical facilities, winter garden and terrace. On the 2nd floor there is a free attic space. The total built-up area is 281,60 m2. The total usable area is 1,142.7 m2.

Hotel building no. 3 is a two-storey non-basement building serving for accommodation purposes. Its northern gable is added to hotel building No. 4. On the first floor there are hotel rooms and a terrace, in the attic there are also hotel rooms. The total built-up area is 508.93 m2. The total usable area is 587.6 m2.

Hotel building no. 4 is a three-storey, non-basement building serving for accommodation purposes and is added by a northern gable to the annex of the riding hall. On the first and second floor there is a hotel apartment, in the attic is unused space. The total built-up area is 112.51 m2. The total usable area is 270 m2.

The gazebo building is a ground floor building and serves as an open seating for hotel guests with a fireplace and a roof. The total built-up area is 60,50 m2. The total usable area is 54.5 m2.

The workshop building is a ground floor wooden building near the northwest corner of the show jumping hall. The total built-up area is 193.20 m2. The total usable area is 154.6 m2.

The tee building is a covered tee training area used to practice golf ball teeing. It is a single-storey wooden building of irregular ground plan. The building is maintenance-free. The total built-up area is 444.67 m2. The total usable area is 355.7 m2.

There is a lease agreement for agricultural land that has already been terminated. The notice period of the lease agreement expires on 31.7.2020.

Set of movables related to the operation of hotel and restaurant facilities. These are kitchen equipment, restaurant furniture, bar equipment, dining room and related technical rooms. Furthermore, the equipment of hotel rooms and suites.

The area is located between the villages Kašov, Litíč, Zaloňov and Vestec near Jaroměř in the Hradec Králové Region. There are two roads leading from the villages Litíč and Vestec. In both of these villages there are bus stops with low frequency connections. The nearest train station is Kuks.
